Ireland's data centre sector has spent the better part of a decade focused on one challenge: getting facilities built, connected, and online. That focus has produced results. Ireland now hosts over 120 data centre facilities consuming 22% of national electricity, and the sector's construction market is projected to reach USD 7.16 billion by 2031. But a white paper published by RS UK and Ireland in partnership with the Data Centre Alliance identifies what comes next as the sector's most consequential operational challenge: the moment a facility is handed over and becomes operational, when maintenance strategies, supplier relationships, and critical spare parts planning may still be entirely immature. RS calls this the commissioning cliff, and for facilities management Ireland professionals now responsible for running an increasingly complex generation of AI-dense, high-availability infrastructure, it is the defining challenge of the next phase of the sector's growth.
The survey data behind the white paper is drawn from 74 data centre professionals across the UK and Ireland, and the findings are both honest and instructive. Nearly half of respondents either have no formal maintenance, repair, and operations strategy or are unsure whether one exists. Seventy-seven percent said they feel at least slightly exposed when a critical spare part is unavailable on site. Eighty-two percent rated speed of delivery as very important, while 80% highlighted supplier responsiveness as a key operational priority. These are not marginal concerns. They are the operational maturity gaps that determine whether a facility delivers the uptime and reliability that enterprise and hyperscale customers contractually require, and that increasingly sophisticated service level agreements will enforce.
The asset management implications extend beyond spare parts availability. As AI infrastructure becomes denser and facilities incorporate more specialised equipment, the challenge is not only holding inventory but knowing which part is required, where it is located, and whether it is compatible with the installed assets on site. CIPS Special Projects Manager Phil Broughton's concept of supply webs rather than supply chains, built around regional stocking hubs, consolidated supplier relationships, and real-time inventory visibility across distributed estates, describes exactly the kind of integrated building management and maintenance management architecture that facilities management teams need to develop now, before the operational complexity of the next generation of Irish data centres makes reactive maintenance an existential uptime risk.
Independent research reinforces the urgency. Uptime Institute's 2025 Global Data Centre Survey found that 55% of operators reported a significant outage in the past three years, with inadequate maintenance processes and supply chain failures identified as the leading contributing factors in major incidents. JLL's 2025 Global Data Centre Outlook confirms that operational resilience and energy management capability are now the primary differentiators in FM contract selection for hyperscale clients, overtaking cost as the primary award criterion for the first time.
Three actions allow facilities management Ireland professionals to close the commissioning cliff gap proactively. First, FM teams taking over newly commissioned data centre facilities should insist on a site-specific critical spares framework as a condition of handover, developed in collaboration with OEM partners and the construction contractor, ensuring that maintenance management planning begins before the building management responsibility transfers rather than after the first unplanned outage. Second, FM service providers managing multi-site data centre estates should invest in supply web architecture, establishing regional stocking agreements with trusted suppliers and implementing real-time inventory visibility tools that give operations teams asset-level spare parts data across every facility in the portfolio. Third, facilities services contracts for data centre environments should embed SEAI's energy management framework into operational KPIs from day one, ensuring that the CRU's renewable energy compliance and annual carbon reporting requirements are integrated into building management systems rather than managed as a separate reporting exercise.
The commissioning cliff is not a problem unique to Ireland, but Ireland's pace of data centre growth makes it more acute here than almost anywhere else in Europe. Facilities management teams that build operational resilience into their data centre service model now will be the ones best positioned to serve the clients whose infrastructure is only going to become more complex, more valuable, and more demanding of the FM profession's full capability.
