Maples Group, owner of law firm Maples and Calder and financial services company MaplesFS, is relocating all Irish staff to 75 St Stephen’s Green following a multi-million euro renovation. The project merges operations previously split between the Stephen’s Green building and 32 Molesworth Street, enhancing sustainability and workspace efficiency for the firm’s 550 Irish employees, the company’s second-largest office globally.

Peter Stapleton, managing partner of EMEA, said: “This is a pivotal moment for Maples in Ireland, reflecting our long-term commitment and growth plans in the country.” The redevelopment will upgrade building systems, modernise interiors, and improve environmental performance to align with Maples’ corporate sustainability objectives.

The renovation forms part of a strategic deal by American investment giant Blackstone, which retained ownership of the Stephen’s Green property following a December 2025 agreement with Starwood Capital Group. The deal included restructuring loans behind three assets, including Iveagh Court and 75 St Stephen’s Green, with the current loan valued at €4.8 million, down over 85% from €35.2 million in 2020.

Maples Group has operated in Ireland since 2006 and has expanded steadily across legal and financial services sectors. By consolidating its workforce into a single, upgraded building, the firm aims to streamline operations, foster collaboration, and provide a modern, sustainable working environment that supports employee productivity and corporate efficiency.

Peter Stapleton added that the relocation underlines the firm’s strategic investment in Ireland and signals confidence in the country as a hub for legal and financial services. The project also complements broader market trends in office optimisation, sustainability, and tenant-focused workplace design.
