The expansion of a major industrial property platform highlights the growing role of facilities management in maintaining efficient, sustainable and high-performing multi-let industrial estates across the UK and Ireland.
Dream Industrial Real Estate Investment Trust has agreed to acquire UK industrial developer and asset manager Chancerygate, expanding its presence in the multi-let industrial sector and strengthening its property management capabilities across Europe. The transaction includes five wholly owned development assets totalling approximately 510,000 sq ft across the UK and Spain, alongside minority interests in European joint ventures with a combined gross asset value of £1.2 billion. The transaction is expected to close in August 2026.
For facilities management professionals, the significance extends beyond the scale of the property portfolio. Dream Industrial REIT's strategy includes opportunities to establish a more vertically integrated property management platform in the UK, with existing joint ventures undertaking activities including lease-up, development completion and value-add initiatives. The REIT also expects its operating platforms to generate recurring revenue through property management and leasing services.
The transaction also has a direct Irish connection through Airport Trade Park in Dublin, which was developed by Chancerygate and its joint-venture partner Bridges Fund Management. The completed 120,261 sq ft scheme comprises 13 industrial, warehouse and trade counter units ranging from around 3,614 sq ft to 22,665 sq ft.
From an FM perspective, the specification of Airport Trade Park illustrates the increasingly sophisticated requirements of modern industrial facilities. The development includes electric loading doors, lifts, comfort heating and cooling, secure access, shower facilities and 24/7 access availability. It also incorporates solar PV panels, high-performance insulation, LED lighting, air-source heat pumps and EV charging points, placing greater emphasis on effective building and energy management throughout the operational lifecycle.
The wider expansion reflects changing expectations for industrial property management as occupiers demand flexible, efficient and well-maintained facilities. With Dream Industrial REIT gaining exposure to a substantial UK multi-let industrial portfolio, facilities management will play an increasingly important role in maintaining building performance, supporting occupier requirements and ensuring that sustainability measures deliver operational value.
For the sector, the lesson is clear: industrial property investment does not end when development is completed. Long-term asset value depends on effective facilities management, preventative maintenance, energy management and responsive occupier services. As industrial portfolios become larger and more sophisticated, integrated FM strategies will be central to keeping modern logistics and industrial facilities efficient, resilient and fit for purpose.
